Incorporated in 1991, Shadow View Estates Homeowners Association was established to represent and serve the homeowners of the 85 lots in the Shadow View Estates subdivision. The subdivision is located northwest of Tucson near the intersection of First Avenue and Orange Grove Road.
From inception until July, 1995, the Association was controlled by a series of three real estate developers building houses in the subdivision. The first property sale occurred on September 30, 1993. In 1995, sufficient houses and lots were sold to permit the residents to assume management of the Association. At a special meeting of members in July, 1995, a governing board of residents was elected to fulfill this roll. At the end of August, 1995, the use of an outside management firm was discontinued, and the Association became self-governing.
Our Association dues are set in November of each year for the coming calendar year, and are subject to limitations set by Arizona statutes and our CC&Rs. For 2024, our annual dues are $190/lot. The maximum amount that could have been assessed under our CC&Rs is $239.39 which changes annually based on the Consumer Price Index. The maximum amount allowed under state law is $248.25.
